What does “deed-restricted” mean?

 Deed-restricted means that Tahitian Village is governed by a set of Codes, Covenants and Restrictions which set forth guidelines and rules property owners must follow.

 Who do I contact about problems with roads?

 The roads in Tahitian Village are maintained by three different entities.  The city, county and Bastrop County Water Control and Improvement District #2 (BCWCID #2) all maintain different roads.  Please feel free to call the TVPOA office and we will help you determine which entity to contact. 

                                            TVPOA does not control or maintain any roads in Tahitian Village.

 What is the road maintenance fee? 

The road maintenance fee is an annual fee paid to the BCWCID #2 (the Water District).  This fee is charged per lot.  For the current fees contact the Water District at 512.321.1688 or freida@bcwcid2.org.  

 What projects require a permit?

 The Architectural Control Committee (ACC) requires permits for any projects which change the footprint of the property.  These projects include, but are not limited to, fences, sheds, large playscapes, retaining walls, home additions, covered patios, carports, solar panels, and large rainwater receptacles.   The ACC does not require a permit for landscaping projects, unless they change the footprint of the property.

 When are TVPOA meetings?

 The TVPOA meetings are scheduled on the third Tuesday of each month at 7 P.M.  at 120 Corporate Dr.

 What does the ACC do?

 The Architectural Control Committee (ACC) is a committee comprised of five Tahitian Village property owners elected by the residents/property owners of Tahitian Village.  The purpose of the ACC is to review and approve any building in the subdivision.  Approval, by the ACC, is required for new construction as well as home based projects such as sheds, fences, and home additions. 

 The ACC meets the first Monday of each month at 5 P.M. at 120 Corporate Dr.

 Are the POA and ACC meetings open to the public?

 Yes, and in fact both the POA and ACC welcome property owner participation and input.

 What are the POA yearly dues?

 TVPOA does not charge yearly dues at this time.  The BCWCID #2 charges a yearly road maintenance fee per lot and this is frequently mistaken to be a fee assessed by the POA.

 Does TVPOA charge any other fees?

Yes. Each time a property changes ownership, TVPOA charges a one hundred dollar per lot transfer fee.  If the buyer or title company requests a resale certificate there is an additional one hundred fifty dollar fee for the transaction.

 What is the fee for a permit to build?

 Different fees are assessed for different projects.

$1000.00 = new homes, guest homes or home additions over 600 square feet (this includes a $500.00 refundable deposit)

 $100.00 = home additions under 600 square feet (no deposit required)

 $40.00 = all other projects ($80.00 if permit is obtained after the fact)

 $500.00 = demolition permit fee
